I Cipressi Farmhouse is 29 kms from Lucca up the Serchio Valley towards the Garfagnana region of northern Tuscany. It is situated on a hill, reached by a winding wooded road, about 1.5 kms behind the nearest village. Though it is fairly secluded, I Cipressi is not isolated. Barga is 15km, the spa town of Bagni di Lucca about 10km away, Lucca 29kms and Pisa airport is 60kms.

The house has grounds of 2 acres (9000m2), mainly fruit trees and woodlands on the terraced hillside. The fruits include cherries, apples, pears, figs and olives.

At the rear of the farmhouse is a magnificent 12m x 6m swimming pool which is sunk into the hill - the views over the surrounding countryside and towards the distant Apuan Alps are absolutely breathtaking. Shade is provided at the pool by a wisteria-covered pergola and umbrella pines. The pool is in the sun all day, and it can be illuminated at night.

The ground floor of the 250-year-old traditional Tuscan farmhouse is built into the side of the hill and this is where animals were kept up until 15 years ago. Since then, this area has been converted into a living room with open fireplace, dining room and kitchen, all with terracotta floors.

Most of the original stonework and enormous chestnut beams spanning the 2 reception rooms have been left in situ.

The fully fitted kitchen has a dishwasher, fridge, electric oven and gas hob. The outside door of the kitchen leads onto a balustraded al fresco dining area with a rose-covered pergola. French windows open straight onto the terrace from both the living room and dining room - the south-facing view across the valley to Gioviano is quite stunning.

On both the first and second floors, there are 2 spacious double bedrooms. The double on the first floor also has an extension telephone.

All bedrooms and the middle bathroom have views over the valley.

Both luxuriously appointed bathrooms contain a bath, toilet, wash basin and bidet. On the second floor the shower is over the bath, while on the first floor is a separate shower cabinet.

There is full central heating.

The old bake-house at the rear of the building, now converted to a laundry, contains the washing machine, tumble-drier and gas boiler.
You can convert this and extend it to a total of 91m2 (65m2 living area + 26m2 storage/utility)

Opposite the house, there is a traditional Tuscan hay barn that contains farm implements and firewood. There is also a pool room housing all the pool machinery.

In front of the barn, there is an attractive stone barbecue with traditional oven type chimney. The barn is large, on 2 storeys, but is dilapidated.

The drive from the hill road leads to a small car parking area just below the barn. It is sufficient for up to 4 cars. A path scented by lavender leads up to the house.

There is a regular bus service from the nearest village to the next village up the valley, Ghivizzano and beyond. Ghivizzano has a railway station.

Within 5 km of the house are 4 excellent restaurants.

The nearest village has a bakery, a friendly bar, a trattoria, chemist, tobacconist, butcher, grocer, greengrocer, video and photo shop and hairdresser.

The price of the furniture is included in the sale price.
