Borgo near Peccioli with Pool and Views

A typical Tuscan hilltop borgo near Peccioli, built around a seventeenth century villa with commanding views over the surrounding countryside. The drive to the village through centuries old olive groves is therefore a particular feature as the two kilometre road is flanked on both sides by ancient cypresses before you emerge to stunning and typically Tuscan countryside views.

In the eighteenth century the owners of the villa built an even grander building which you pass on the way up the drive and the original house was from that date used to manage the estate. As well as the original main building there are barns, a church and a schoolhouse which now form the centre of the village. All of these are restored and are complemented with a large swimming pool adjacent to the piazza with all parking kept discretely underground.

Living in the development you will be part of a cosmopolitan community of many different nationalities yet still be able to find peace and privacy whenever you wish.

Buildings

All the apartments also have their own outdoor space which range from large private gardens to simple patio areas but you will can also share the wonderful communal gardens and public piazza as well as lounge on the pool terraces.

The principal building is now over three floors although formerly could have been larger. The structure of this building is made of sandstone with pitched terracotta roof and decorative stone bands around the outside of the building.

Inside are some original vaulted ceilings and frescoes dating from the 17th century. The building is divided into 14 apartments which are a mix of one, two and three bedrooms. Most have open plan kitchen and living areas.

In Phase 2, further buildings will be developed: The “pollaio” (former henhouse) sits in its own grounds separate from the rest of the development and with its floor to ceiling glazing and double height spaces feels very contemporary. The main barn is divided into three houses alongside the swimming pool. These have rear gardens with superb views towards the Tuscan hills. In addition, there are two further apartments in the church and a single apartment in the schoolhouse which completes the development.

In addition, in the centre of the complex is a shared piazza, formerly the “aia” which generations of estate workers used for communal eating. This is an important historical feature of the village and the reason why parking has had to be put underground ensuring that the village itself is kept traffic free. It is now an attractive area set out with seating areas for socialising with other residents. The eastern boundary of the “aia” includes the restaurant which will be a focal point for residents.

Many residents are content to stay in the borgo but the development is handily placed for nearby Peccioli, the golf courses at Castefalfi (4km) and vists to Pisa (airport 30 minutes), Florence, San Gimignano and Siena. The ancient Etruscan city of Voltera is about 25 minutes drive.

Rentals

Many of the apartments are rented out successfully. There are returning clients each year. Rental prices are approx €1050/week for a 2 bedroom apartment in high season (July, August), €870/week in mid season (May, June, September) and €650/week in low season (the rest of the year)

The management aim to remove any problems associated with second home ownership. In particular, security and maintenance are dealt with by caretakers who live there and are ready to assist home owners and renters in many ways.
