ABOUT OUR SERVICE & TERMS AND CONDITIONS

Our fee for buyers is 2% (with a minimum payment of 2000 euros) + VAT. This sum is payable to the Italian office (Casa & Ville di Gargiulo Luciana, Partita Iva 01585420464, Ruolo dei Mediatori della Provincia di Lucca n. 1233)

This is payable at compromesso and includes;

-viewing
-negotiation
-advice on mortgages
-drawing up and translation of purchase agreement if required
-drawing up and translation of compromesso
-arranging the final contract with the notary
-referral to currency dealership to get you the best possible exchange rate
-assistance for opening a bank account
-obtaining Italian tax codes
-mediation for sale of furniture etc if required
-referral to property manager/bill payer if there is one we work with in the area

Our fee for sellers is 2.5% non-exclusive mandate, 2% exclusive mandate, plus VAT, with a minimum payment of 2000 euros plus VAT. This is payable to the Italian office (Casa & Ville di Gargiulo Luciana, Partita Iva 01585420464, Ruolo dei Mediatori della Provincia di Lucca n. 1233), at compromesso stage.

Optional extras -

- arranging power of attorney if you can't be there to sign - €250

- changing utility bills into your name, and informing the council and the Comunita' Montana of the change of ownership of the house - €200 (We refer you to someone else for this)

-arranging buildings and contents insurance through British company -
free

- structural survey - usually €500 euros + vat

- summaries/translations into English of Italian quotes, surveys or other documents - £30 per hour + 20% VAT

- Project management of restorations in English generally 1 - 2% of total project cost, or by the hour (£30 per hour + 20% VAT)

- arranging telephone connection / swimming pool installation / anything else - £30/€45 per hour

- consultancy work - such as feasibility studies - dependent on amount of work/involvement required.

ALL PRICES ARE SUBJECT TO VAT (20% if payable to the English office, and 20% if payable to the Italian office)

If you are buying a house through another agent or without an agent, we can assist too. Fees are dependent on level of involvement required - just ask for a quote.
