ITALY, VENETO, BELLUNO, FELTRE

Set on the edge of the Dolomites National Park (a Unesco World Natural Heritage site), this beautifully restored 19th century villa is just one hour north of Venice and near the delightful town of Feltre, a walled 15th century market town known as “the frescoed town”.

The property is set in stunning surroundings with impressive views of mountains, valleys and towns from all windows, gardens and outbuildings. A private drive (partly asphalted) winds its way to the villa which is surrounded by 13 acres of private land composed of gardens, woodlands and pathways.

This unique property is comprised of a main house with 5 bedrooms and 5 bathrooms; an independent self-contained 2 bedroom cottage and a large barn which consists of a huge main stable, hayloft, double garage plus 2 more separate chambers – this leaves plenty of conversion potential. There are also two cellars, a well and a water reservoir.

The Main House

The main house is accessed through the classic Venetian arched entrance into the original stone floor hallway. It has a central solid wooden staircase that leads up to 2 further floors and a loft. It’s comprised of : 5 bedrooms all with wooden flooring; 5 recently renovated bathrooms; one main new kitchen with archway through to breakfast room; two additional modern kitchenettes; living room; spacious dining room; and an office.

Ground floor: The wooden Venetian style arched entrance door leads to the entrance hall with its original stone floor. An archway on the right leads to a living room with its original cotto floor and to a large rustic wood panelled dining room. There is also a large breakfast room which is open onto the main new kitchen (June 2014), a utility nook with access to a newly refurbished bathroom with shower and a door to office/study.

First floor: The bright landing area with two French doors opening onto a wooden balcony leads to 2 large bedrooms with 2 bathrooms, one en-suite. Going up a few steps you can find the entrance to a separate apartment with spacious bedroom/living area, a separate corner kitchen with floor to ceiling glass sliding door onto the south-facing sun terrace and a large bathroom with shower.

Second floor: Equal landing space as first floor with French doors onto second balcony, 2 further spacious bedrooms, one with en-suite shower room and a corner kitchenette. Going up another flight of stairs there is a large loft space with plenty of storage.

The house is centrally heated and double glazed.

A two room cellar is under this part of the house and provides space for the boiler and storage.

The Cottage (Annex)

This is a separate two storey house adjacent to the main villa, connected by a covered walkway. It has it’s own entrance, fully fitted kitchen/dining/living, large bathroom and study area located on the ground floor. Two double bedrooms are on the upper floor. Cotto floors, solid wood staircase, ceiling beams and parquet flooring.

The cottage has been fitted with a separate hot water boiler so it can be totally independent from the other side of the building. Central heating throughout.

Another two room cellar under the cottage is currently used as art studio/storage.

The Barn

Set back 20 yards from the house there is a stone-built barn with recently restored roof. It consists of 3 large chambers.

The main part of the old stable (120sqm) still has feeding trough, stone curved ceiling and a same-sized hay loft above. On the right hand side of the barn there is a double garage (50sqm) with 5 windows, wide wooden door and open hay loft above. Further chambers (50sqm) are situated on the left with own entrance door and stairs to hay loft, front and back windows. Along the back of the barn there is a large (50sqm) covered space with reinforced rear wall.

Electricity and water are from mains supply (however the well could be used in the future), the GPL gas is from an underground tank which can contain 3,000litres.
