Estate near Florence with Wine and Oil Production. Prestigious and historical borgo/village for sale, dating back to the 1400s and located in the city of San Casciano in Val di Pesa, only a few kilometres from the centre of Florence.

The property consists of an ancient villa of approx. 900 sqm, distributed on 3 levels. Still currently being restored and surrounded by a classic Italian garden, a large former limonaia (lemon tree nursery), and a small borgo made up of several buildings making up more than 2000 sqm, currently used successfully for agricultural activities. The property is surrounded by about 35 hectares of land of which 8 ha are vineyards and 15 ha olive groves.
The estate is easily accessible from the main Florence-Siena road and enjoys a beautiful 360° view from its hilltop position.

The renaissance hamlet dates back to the 15th century and has been almost entirely renovated over the last 15 years. The borgo is currently used for agricultural and country holiday purposes. The complex is surrounded by well cared-for lawns with automatic irrigation system, access roads and parking areas. It also has a beautiful, recently constructed swimming pool (with an area about 170 sqm).

The building complex consists of a group of houses, a villa, a tower, a few small loggias and a little courtyard.

There is also a restaurant area that can be used for wine tasting.

All the land is situated around the buildings and is planted with the crops for which this land is best suited: vineyards (exclusively located in Chianti Classico) and olive groves, arable land, copses and woods with tall trees.

Water is supplied both by the local water mains and by springs and wells on the property.

There is also a smaller-scale production of white, rosè and sparkling wines. The estate’s olive groves produce extra virgin olive oil, cold pressed in the traditional manner with old granite grindstones.

Restoration works at the property have taken place in small stages over the years. It has been a long, painstaking task carried out with passion and maximum care by a highly specialised and experience local workforce.

The materials used were almost entirely Tuscan in origin, and dated back to the correct period.

The swimming pool measures 18 x 9.8 m, it has temperature-controlled heating, underwater lighting, a modern and completely automatic saltwater system to avoid use of chlorine.

Finnish-type borders on three sides, hydromassage jets, two broad flights of steps, sunbathing area at water’s edge, sundeck, technical area, filtration, pumps, electrical panel and robot system for night-time cleaning of pool..

The farming activity could be considerably increased by constructing new underground cellars.

Vineyard: all the property’s land is situated in the Chianti Classico area and is part of the Gallo Nero trademark issued by the Consorzio del Chianti Classico.

Annual production is 550/600 quintals of grapes, for a production of around 400 hl of wine,  equivalent to 50,000 bottles with all vineyards productive.

Olive Growing: their olive groves produce excellent extra virgin olive oil which is cold pressed with granite grindstones in the ancient traditional manner, used in the past centuries for a total of 4,000-5,000 bottles per year, although this quantity may vary considerably according to the year.

The holiday accommodation business has priority over the farming activities, but can be increased considerably.
