Stylishly Restored Country House With Olives + Pool
Located on the hills surrounding the ancient village of Lucignano, right on the border between the provinces of Siena and Arezzo, this ancient farmhouse from the 1700s is at the centre of a large park and olive groves, where traditional stone and brick architecture meets comfortable and modern technological services.
Situated amongst a series of other buildings that create the appearance of a courtyard, the main building consists of a main house, an adjoining unit, a small annex, a garage, porch and swimming pool, cellar and technical rooms.
The house covers a total area of 550 sqm.
The ground floor of the main house is characterised by a beautiful stone facade with 3 entrances that overlook a shaded square. A door and two large French windows give access to a large entrance, to the kitchen/dining area, to a large living room which features a monumental and ancient “chamber” fireplace in pietra serena, a precious and ancient wood burning oven, a hallway with a guest bathroom, a small domestic shed, and a large laundry/boiler room.
The front door gives direct access to the large stone staircase that leads to the upper floor where the 4 large rooms of about 26 sqm, each with en-suite bathrooms overlook a hallway. One of the bedrooms has a French window that overlooks a large terrace of about 20 sqm overlooking the Tuscan landscape. Two of the bedrooms have their own characteristic and exclusive fireplaces. All bedrooms have a double window and double exposure.
The annex, of about 120 sqm, consists of a large dining room, living room and kitchen on the ground floor, connected via a staircase to a corridor that opens onto two bedrooms and two bathrooms.
The property, lovingly restored about 20 years ago by the current owners, has continued to be carefully maintained with improvements and technological updates, such as roof insulation, updating of the external lighting system and installations. The modernity and efficiency of the systems do not distort the original Tuscan features: antique terracotta floors, beams, solid wood doors and ancient windows.
In front of the farmhouse there is a garage and a small annex for guests or domestic assistants and below the adjoining residential area, a large cellar completes the property.
The property is finished by a large barn, transformed into a charming outdoor lounge overlooking the garden and the 12m x 6m swimming pool.
The land of about 1.7 hectares is dotted with dozens of large holm oaks, cypresses, laurels and lime trees, around the house and along the border areas.
The property has various areas planted with olive trees of the precious Leccino del Corno variety, a part of which is irrigated.
In total, there are about 100 trees with a good production of excellent extra virgin olive oil.
Connected to mains gas (a very rare feature in the countryside; an energy source that is very convenient and economical compared to LPG), to mains water, the property also has a recently installed 95m well, capable of a flow rate of 60 litres / minute and connected to an automatic underground irrigation system, which reaches large portions of the property.
A sophisticated demineralisation system allows the use of groundwater also for the swimming pool, with substantial operating savings. The already authorized 10 mgW photovoltaic field will allow almost total energy autonomy also for heating. Already connected with Eolo (30 Mb) it will soon be joined by optical fiber (FTTH).
Very easy access from the provincial road between Sinalunga and Lucignano and a short stretch of 100 metres of well-maintained white road
