In a wonderful landscape with lots of privacy, a beautiful farmhouse with about 5.5 hectares of land near Deruta, in Umbria.
Ground floor: 4 bedrooms, each with its own bathroom, a living room and a kitchen diner, wc/boiler room.
First floor: a large living room with fireplace two further bedrooms, both with their own bathrooms.
There are also two annexes. The first is a complex of storage rooms and ex stables, which could be converted into a guest annex. The other is a small building near the pool.
Land of about 5.5 hectares including a large garden of about 0.5 hectare with various types of fruit trees, and the pool. The rest of the land of about 5 hectares consists of woods, arable land and an olive grove in production of about 150 trees and a further 50 trees not in production currently.
The house has been perfectly restored and the systems are new. No works are needed.
For water there are 2 collection tanks and 2 wells.

In the heart of the Umbrian countryside amongst woods and fields. The nearest village is the medieval Castelleone di Deruti. With its 100 inhabitants and 400 metres above sea level the village was part of a medieval castle which remains intact.
Other fascinating villages such as Torgiano, Bettona, Deruta (known for its ceramics), and Marsciano are easily reachable. The cities of Todi and Perugia are about 20 minutes away and also Orvieto and Assisi can be reached easily. 10 minutes by car there are many shops, supermarkets, bars, restaurants etc.
