Country House near Montecatini Terme
This restored family house and outbuildings, dating from the 13th century, are next to an old Medici residence and hamlet. It is 7 km south-east of Montecatini Terme and 40 km west of Florence with good access to Pisa and the coast. The house and grounds are remarkably quiet and private, with no local industry or busy roads nearby.
There are panoramic views from the south-facing house and gardens (it is 180m above sea level) and is near the 18-hole Pievaccia Golf Course (about 5km).
It is possible to install a swimming pool within the grounds. There is already an artesian well. The land consists of olive groves over 100 years old, a wide variety of fruit trees (fig, plum, grape, chestnut, cherry and apple). There are also woods with 200 year old oak trees.
The house was restored in 2002 and has gas central heating. The thick walls ensure it is cool in summer and warm in winter. Each floor is 130 m2:
Ground floor: entrance hall, living room, dining room, kitchen, cellar and garage;
First floor: 3 bedrooms, storeroom, bathroom and utility room
The villa currently measures 260 m2 over 2 floors and it can be extended by 80 m2 (50 m2 on the ground floor and 30 m2 on the first floor)

Potential alterations
It is possible to demolish these 2 buildings and use the area either
a) a maximum of 88 m2 to extend the villa, so in total you could extend the villa by 168 m2.
or
b) you can restore/convert the 30 m2 building and extend the villa by 80 m2 and keep the 48 m2 building.
It is also possible to turn the property into an agriturismo. In this case it would be possible to obtain a further 3 bedrooms and a dining room/cellar of 50 m2.
