Splendid seafront villa with annex and 2.1 hectares of seafront land with direct access to the beach, and a wonderful olive grove.

In just ten minutes by boat from the marina of Porto Venere you arrive at Palmaria island. Walking another five minutes you reach the property.
We are greeted by native vegetation surrounding the two buildings, one to be renovated, the other in good condition.

The sea view is wonderful.

The main villa is about 100 square meters with direct access from the beach, walkable either on foot or with an electric quad bike.

The entrance floor is accessed through a small staircase where there is a wood oven for pizzas and bread.

Entering the villa we are greeted by the living room, characterized by a large antique fireplace and the fully equipped cooking area.

Going down an internal staircase we reach the comfortable sleeping area where there are two double bedrooms and two bathrooms.

On this floor the rooms overlook an outdoor courtyard of about 110 sqm.

The view from all windows is towards the sea and the bay, everything is beauty and harmony.

The house is further extendable by restoring an extra room with bathroom using the volumes of the cistern. Permits already authorized.

There are also attached volumes to extend the main house as well as other small buildings.

A third volume, if recovered, would measure about 30 square meters.

The annex is being renovated and has a living room with kitchenette, bathroom, bedroom with a second bathroom.

Outside there are two small stone buildings, with the possibility of using them as an extension to the house, measuring 16 sqm and 5 sqm respectively.

Outdoor spaces
The private land is about 2.1 hectares, and includes a productive olive grove which slopes down to the sea.

The main villa is served by a beautiful porch where you can spend moments in absolute relaxation.

In front of the entrance from the beach there is a floating dock where the current owners have a berth up to a maximum of 12 m. With the new municipal concession, there will be 3 pontoons.

The annex needs renovation work, the main villa is in good condition.
