Independent villa with 13 sleeps.
The villa is accessed from the entrance to the large kitchen with dining area, double bedroom, bathroom with rectangular hot tub. On a mezzanine open on the area below and accessible via a narrow cast iron spiral staircase (maximum height 2 meters, minimum height 1.40 meters) there is a French bed (suitable for boys). From the kitchen, climbing a few steps, there is the living room with fireplace and billiards; descending three more steps there is a small hallway with access to a double bedroom with bathroom with large shower.
From the large kitchen on the left (3 steps above) you access a small veranda (outdoor but covered) and a large living room with sofas and large fireplace, on the left a small kitchen, a living room with tv and bookcase, a double bedroom with access to the outside, bathroom with double shower (210 x 75 cm).
On the first floor (accessible both internally and externally through an external staircase) there is a double bedroom with large round Jacuzzi (170 x 170 cm) and private bathroom with single shower, another
double bedroom with private bathroom with double shower (150 x 90 cm); finally in the right wing of the house upstairs but not accessible from the outside there is a bright and comfortable double bedroom with bath and Jacuzzi
rectangular.

A heated swimming pool (4 x 18 m, 1,30-1,60 depth), hot tub, equipped green space, outdoor patio, covered veranda, vegetable garden, air conditioning in all rooms, billiards, fireplace, high speed wi-fi internet, TV, laundry room with washer and dryer, fitted kitchen (oven, freezer, dishwasher, toaster, blender, coffee maker, microwave, barbecue for the winter). Yoga and pilates gym room and massage room to be booked before arrival.

Massages (Schiatsu or Ayurveda) at the villa or in the garden, wine tasting in various cellars of Montalcino / Montepulciano, pecorino cheese tasting in Pienza, chef at the villa, personal trainer, Italian language courses.

Payment Terms – Prugnolo:

• 30% deposit upon confirmation
• Balance due 60 days before arrival
