Description
The farm consists of several buildings, the main one being a farmhouse dating back to the 1700s on two levels, registered in the historical Leopoldine registry and measuring about 500 sqm. On the ground floor there is the entrance leading to the cellars and the local service bathroom for the use of the farm. There is also a laundry and a lemon house adjacent to the structure of about 30 sqm.
On the first floor, a superb loggia with a view of Siena, living area, with high ceilings with beams, fireplace and antique terracotta floors. Continuing there is the large kitchen with exit to the loggia. A corridor divides the living area from the sleeping area, where there are 4 bedrooms, and a bathroom.

The farm is surrounded by land for about 17 hectares, from the top of the hill descending to the valley in a single body. Crops to date are arable crops and olive groves in addition to a small plot of woodland.
There is also a water collection lake from which water is taken by a pump leading to an underground cistern. There is the possibility of planting DOC Orcia vineyards.

The farmhouse, on the living floor, is in good condition, ready to be used. The ground floor can be exploited for additional living space, to date it retains the typical arches and internal stone walls.
To be renovated is the former barn that can have an agricultural use but also could be a residential annex.
The property has a new autonomous sewage system, plus water supply from the lake and a newly replaced boiler.
Potential uses
The complex lends itself perfectly to continue the agricultural activity, to date minimally exploited and therefore with great room for growth, also in terms of wine production, given the presence of structures which could be restored and used as wine cellars.

Buonconvento is a town of medieval origin, ”Bonus Conventus”, the original Latin name of the village, which stands for ”happy and lucky place”, it is located in the valley of Ombrone in the wonderful Crete Senesi, on the ancient Via Cassia and near the Via Francigena and the Val d’Orcia.
The property is close to services and transportation, about 2 km, yet is in a private and panoramic position. The city of Siena is 35 km away, Florence 105 km. Thermal bath resorts such as Rapolano Terme and Bagno Vignoni are within 25km.
