This former mill with annex in the Reggello hills near Florence, has been restored and has a delightful private garden with many types of plants and fruit trees in addition a waterfall and stream which create a fairytale atmosphere.
Description
The old mill belonged to a descendant of the navigator Giovanni Da Verrazzano. The three-arch bridge within the property, which dates back to Roman times, was the only link between the northern and southern parts of the area, before the 19th-century single-arch bridge further upstream was built.
The rooms echo the layout of an old mill and are therefore not exceptionally large.
The ground floor has a living room with 2 living areas and a fireplace, a library on a gallery with a cast-iron balustrade, a dining room, a hallway, a bedroom currently used as a study, a kitchen with adjoining laundry room, an office, a bathroom, and storage room in the crawl space.
The second floor has 3 bedrooms and 2 bathrooms, one of which is en suite.
In the basement is the technical room with solar panel condensing boiler, autoclave and wine and oil storage cellar.
The barn of about 80 sqm with original wood-burning oven is currently used as a garage.

The property is surrounded by its land of about 3.2 hectares including an olive grove with about 220 trees, with production of up to 900 kg of olives depending on the year.
Fruit trees are many and include apples, pears, cherries, black cherries, walnuts, chestnuts, apricots, plums, loquats, figs, grapes, persimmons, strawberries, blackberries, and mushrooms.
The forest of about 0.3 ha has oak, walnut, maple, mulberry, locust, alder, elder, chestnut, strawberry tree, maple, willow.
Adjacent to the barn is the covered barbecue with dining area on an outdoor terrace, a pergola for parking 3 cars, covered with vines, jasmine and passion fruit in addition to wood storage.
In the garden are broom, oleander, laurel, rosemary, sage, jasmine, cotoneaster, lilac, lavender, ivy, pampas grass, wisteria, roses, iris, camellia, canna indica, fuchsia, and agave.
Along the western bank of the creek are dense stands of bamboo.

Condition and finishes
All exterior stone or concrete walls have been rebuilt from scratch. The property is completely self-sufficient due to its two springs. Heating is underfloor with a state-of-the-art gas boiler. Given the thickness of the walls, the house is cool inside in summer and does not require air conditioning. Solar panels allow hot water production without boiler intervention and complete the heating system. The 3 kW photovoltaic panels can reduce electricity consumption by about 70%.
