Just 5 minutes from the charming village of Chianni (1.8 km), this historic stone house is fully restored – with modern interiors, 16 seat state-of-the-art cinema, and 18 m long swimming pool. Set in grounds of 13.5 hectares, with 5000 sqm of DOC class 1 vineyard, 250 olive trees, and mature planted gardens. In the adjacent forest on the land is a waterfall accessed by a path from the house.

The house is in excellent condition and has been maintained on a yearly basis by the current owners.

It lies at the end of a private cypress-lined driveway, with electric gate. The very large swimming pool is 35 metres from the main house. It is serviced by its own fully stocked cocktail bar (Jo Jo’s Bar) and gazebo. There are uninterrupted stunning views from the house, terrace, and pool to the south and west, across the valley. The house backs on to the Sante Luce nature reserve. It is private but not isolated; with one foot in the village and one in the countryside.

During the Second World War, the property was the centre of local resistance with allied airmen hidden in the adjacent forest caves and cared for by the house.

The large main villa is built in classic Tuscan style (1840s), fully modernised recently, but maintaining the traditional, spacious farmhouse feel. There is air conditioning in all bedrooms, polished terracotta floors and central heating throughout.

The owners work in the film industry and there is a state-of-the-art 16 seat cinema, with Dolby 5.1 surround sound and cushioned tip-up seats (imported from the Liverpool Playhouse in England). Whilst the kids often watch films in the morning, the evenings often become large family movie nights.

The kitchen is large with a long, marble dining table seating up to 16. It has an American fridge/freezer, Miele and Siemens appliances, Carrara marble worktops. There is a log-fired pizza oven and internal barbeque. For alfresco dining, the kitchen leads onto the terrace where up to 20 people can be seated at an exterior table.

From the large and comfortable living room there are stunning views across the valley. Steps lead up to a landing with a fully stocked wine rack.

The house effectively has three separate bedroom areas, ideal for family privacy. It sleeps up to 12 adults.
On the upper ground floor is a large bedroom with 2 double beds with family shower room. Upstairs, split over two wings, are 4 other double bedrooms. A main bedroom with en-suite bathroom and 3 other bedrooms with 2 other bathrooms. Between the two wings is a large upper living room with sofa bed, an office area and winter fireplace.

The grounds extend to over 13.5 hectares of mature gardens, orchard, vineyard, olive trees and forest. The current owners do not use the vineyard for ease of management. It is classed DOC class 1 Sangiovese wine. Winemaking equipment will be sold with the house.

There are over 250 olive trees that are annually harvested by the caretakers producing around 300 litres of top-quality olive oil. There are fruit trees and two orchards. There are mature gardens below the house and around the pool area.

Inside the forest, is a waterfall with natural pool. It is a ten-minute hike through the forest. There are some 50km of mountain bike tracks and trails behind the house extending into the Santa Luce nature reserve that backs directly onto the property grounds. No land around the house can be built on.

There is a large stable (used as a garage), housing up to 4 cars, garden machinery and mountain bike store. There is a children’s chalet playhouse and other secret corners including an orchard, an area created for afternoon tea and book reading, a croquet lawn and hammock /siesta area.

Jo Jo’s cocktail bar (always the centrepiece of pool life) is fully stocked with drinks, a sound system and has its own fridge, basin, and water.

The pool is 18 x 8.5 metres, salt chlorinated with a basement control room. It is discreetly fully gated to comply with EU regulations.

There is (lightning fast) unlimited broadband throughout the house and grounds served by the Starlink System. Films can be downloaded in 4K. There are two ISDN phone lines, and the owners frequently work from the house.

Close by, Chianni, is a charming village. There are three excellent restaurants in the village (renowned throughout the area) a pizzeria, local grocery shops, pharmacy, and church.

Andre Bocelli’s “Teatro del Silenzio” is 7km away in Lajatico. Further afield, the beaches are 35 minutes away. Pisa airport – 35 minutes. Volterra – 25 minutes. Florence – 1 hour 5 minutes. Sienna – 1 hour 20 minutes.

The house is easily managed with a local caretaker and cleaner/maid team.

There is further development potential. Whilst the current owners have optimised the house and grounds for ease of management, the large stables could be used again for equestrian projects (there is a large lower field) or redeveloped for additional and separate accommodation. The vineyard could be developed and house wine produced. There are forest hunting grounds (full of wild boar and deer) which can be used in the autumn and winter months.
