In a hilly and panoramic position on the banks of the Arno river, not far from Florence, stands this wine estate of 10 hectares embellished by the splendid manor house dating back to the fifteenth century of 2,900 square meters, renovated and partly used for agritourism. The property is located within a private land planted with IGT vineyards (1.3 ha) which produces up to 4,000 bottles of wine a year. The panorama that can be enjoyed from the estate is the typical Tuscan one, characterized by rolling hills perfectly planted with warm and intense colors.

Location
The strategic location allows you to reach the historic city of Florence in half an hour while the ancient village of Rignano sull’Arno is only 4 km. Immersed in the Florentine Chianti landscapes, characterized by tall cypress trees and famous vineyards, the property is located in the part of the Florentine Chianti crossed by the Arno.

Description
Along a dirt road among typical Tuscan cypresses, you reach the property of 2900 square meters set in its hilly land of over 10 hectares. The large complex dates back to the fifteenth century but has assumed its current appearance following numerous works over the centuries, the last of which was carried out in the first half of the twentieth century.
The biggest part of the structure, about 1500 square meters, has been converted into an accommodation business and currently offers nine completely independent apartments for a total of 20 bedrooms and 20 bathrooms. The spaces present would make it possible to obtain a total of thirteen apartments.
The remaining surface of 1400 square meters is occupied by the old cellars, technical rooms and warehouses that could be converted into residential use to increase the number of rooms available to guests or used to build a larger cellar so as to be able to increase the annual production of wine.

State and finishes
Perfectly preserved, the property is perfect in all its internal and external parts and also as regards the continuously maintained systems. The external walls are in native stone, the ancient terracotta laid on the ground, the original exposed beams and the precious ceramics of the bathrooms characterize this charming property. The ancient tower stands out for its particular beauty and offers spectacular views.

Outdoor spaces
The property covers approximately 10 ha of land in its entirety. Most of the area is used for arable land (4 ha), followed by scrubland (2.5 ha) and finally by the IGT vineyard (1.3 ha). The entire company is managed with organic methods (Demeter certification) and the present vineyard allows the production of about 4,000 bottles of wine every year.
