On the ground floor there are an air-conditioned breakfast room with outside access and fireplace, kitchenette with microwave, dishwasher, microwave, espresso machine / American coffee, a bathroom, furnished porch, one double bedroom with en suite bathroom with shower, suitable for people with disabilities, and access to the porch with deck chairs, a double bedroom with en-suite bathroom with shower, fireplace and access to the porch with table and chairs (two rooms are connected), a double room with imperial bath and fireplace, ottoman forming considered as a third bedroom and bathroom with shower, a double bedroom with en suite bathroom with shower and bath, an ottoman forming considered as a third bed, a porch with table and chairs (two rooms are connected).
On the first floor, accessed by an external staircase with loggia overlooking Trasimeno Lake, there are a master bedroom with fireplace and imperial tub, balcony and bathroom with shower, a double bedroom with balcony, bathroom with shower and bath, a living room with fireplace. On the upper level, in the turret, you can enjoy a 360 degree view of the surrounding countryside, there are a double bedroom with balcony, fireplace opposite the bed and bathroom with shower. All rooms are equipped with air conditioning, private entrance, TV, kettle, hairdryer and accessories for tea and herbal teas.
Outbuilding, on the ground floor there are a large living room with air conditioning and fireplace, a sitting area with large sofas and satellite TV, a dining area with table for 18 people, a kitchen with oven and dishwasher, a bathroom, a laundry with washing machine, dryer, ironing board, iron steam and closet with linen.

Amenities
Swimming pool (6x12 m, depth from 1,20 m to 2,40 m) with Roman steps, and one hectare fenced garden with gate, next to the pool 2 large gazebo with tables, chairs and armchairs, barbecue, Internet wi-fi with password. The price inlclude daily cleaning from Monday to Saturday (in the afternoon about two hours), change of linen on Wednesday and Saturday included in the price.

Air conditioning (extra cost), extra change of linen € 12,00 per person, cooking classes and dinners on request with a menu to be set € 25/30,00 per person, cook with purchase of spending the customer € 25,00 per hour

Prices include consumption of water, gas, linen for bedrooms and bathrooms (linen change is weekly).
Final cleaning is to be paid on site € 20 per person (minimum € 200); electricity consumption is included up to 200 kw (In case of extra consumption, € 0.50 per kw calculated with meter check on arrival and departure.).
Any heating consumption is not included in the price and will be to be paid on the spot according to consumption (€ 4,50/mc).
Upon arrival, guests must hand over a security deposit of € 500.00, which will be returned to them at the end of their stay minus the cost of any damages incurred.
Pets € 25.00 per week. Crib € 30.00 per week. Extra bed € 80.00 per week.
