Can Canadians Still Buy Property in Italy ?

Canada brought in the “Prohibition on the Purchase of Residential Property by Non-Canadians Act” on 1 January, 2023. Prior to this date, Canadians could buy freely in Italy without restrictions. Now however there is no longer reciprocity, so this has affected Canadians buying property in Italy. The ban was due to last two years, until 1 January 2025, but has been extended for two years, until 1 January 2027.

There are some exceptions however and it appears (although information from the Italian government is sketchy) that Canadians can still buy in municipalities (not towns or villages, but municipalities) of less than 10,000 people (as long as not close to a major city), or if the property is NOT registered as a residential property and doesn’t have a certificate of habitability.

You can also purchase as a Canadian if your spouse (or civil partner) is an Italian permanent resident or EU citizen, or if of course you have another passport which is not Canadian.
